Jason Terhune on Relocating to Florida

What prompted you to move states? What was that experience like? 

I ultimately had my fill of harsh northeast winters and decided to create a new life in Florida,” Jason says. “The Sunshine State has been a great move for me to date. The weather, the people and the area are beautiful!”

What are some of the biggest differences between your hometown and Florida?

“The weather is a huge change! There are only two seasons here in Florida: hot and hotter! Actually, it's just spring and summer.” He adds, “Takes some getting used to but it is an enjoyable state to reside in.” 

Jodi Pirowskin’s Advice on Living like a Local in Florida

How long have you lived in Florida? What knowledge have you gained from your experience as a local?  

“I’ve lived in Florida since 2002, and am honored to call it home,” Jodi says. “There’s nothing like taking in the local flavors that our coastline has to offer.” 

“My sphere of influence was built around all areas of the real estate industry, which enables me to be a great asset to my clients who are new to the Sunshine state.”

Jodi and Jason’s Advice for Borrowers Looking to Relocate

What advice do you have for borrowers looking to buy in another state?

“My advice would be to enlist the assistance of a licensed real estate professional in the specific area you seek to live,” Jodi says. “Florida is very large and real estate agents tend to specialize in much smaller areas.”

“We can help you find a realtor that is local to the area you’d like to live,” Jason adds. “Local knowledge is very helpful when evaluating residence in another state.”

Is the purchase process more difficult across state lines? 

“Not at all. The mortgage financing process is largely uniform between all states,” Jason says. “Buying in a state like Florida actually has less steps to completion than states like New York and New Jersey.” 

“The most difficult part about purchasing a home across state lines as your new primary residence is securing a position for work, which will enable you to qualify in the state of your choosing,” Jodi adds. 

What advice would you give to those that are relocating to Florida? 

“Do your due diligence when researching places to live,” Jodi says. “I highly recommend coming for several visits to narrow down the location you’d prefer to relocate to.”

What advice would you give to ‘snowbirds’ looking to retire in Florida? 

“Those looking to retire in Florida will enjoy less taxes, warm weather, and gorgeous beaches,” Jodi says. “There are many retirement communities available as well, should you desire living in a community of your peers.”

What to Expect When Purchasing a Property in Florida

What is the housing market like in Florida right now? 

“The Florida market has become white hot since 2020,” Jason says. “This is largely due to the pandemic, as people left the cities and migrated south. We highly recommend getting pre-qualified and beginning your home search as early as possible.” 

Jodi agrees, saying, “The Florida market is quite saturated and very fast moving. Holding off on making an offer on a place of interest is likely to result in losing the opportunity if not presented quickly.  Prices are starting to level off a bit in the midrange market, but supply is low, which is what’s maintaining the more recent median home values.”

What can buyers expect when they’re working with you? How does your experience working as a team help them? 

“Buyers can expect a very hands-on experience,” Jodi says. “They can expect their questions to be answered in a timely manner and to have access to a resourceful partner with working knowledge of all things real estate related.”
